What is the Goal?
Affordable and effective, this process helps Central New Jersey homeowners have a clear plan of action to prepare their property for sale. Over 1,500 Seller Consultations successfully completed!!!
How does it Work?
I systematically walk with you through your property, inside and out and give specific room by room details and explanations. This includes which items to pre-pack and donate, provide direction in the optimal furniture layout for each room, overall space distribution, paint color selection, detail staging and more...
The notes you take become the blueprint for you to check off the items at your own pace and get your home "camera and buyer ready".
I also provide preferred partner resources to help you as needed with painting, handymen, organizers, movers, charitable locations, etc...
While the list may appear daunting, sellers are happy to have a checklist and specific direction which gives them control in a process that is very overwhelming.
If your Realtor has included my Consultation as part of their level of service, I will explain the timeline and keep your Realtor informed on the expected target date for listing and will happily answer all questions along the way.
After the Consultation
Most sellers are happy to execute the room by room list of recommendations on their own timeline.
Others, who may have time and energy constraint can contract with us to complete their "list" and get their house optimized for sale.
We provide a team to do the work needed to rearrange existing furniture and accessories and adding our own when necessary to appeal to a broader range of buyers.
Option: 2 Hours Speed Staging - After the work on the Consultation list is completed, Stellar will come back and get the property further more "camera and buyer" ready by tweaking and re-arranging your existing furnishings. Cost is $395 for 2 stagers for up to 2 hours.
Pricing
Cost for the Central New Jersey "Walk & Talk" Seller Consultation is $295.00 up to 2 hours/3,000 sq.ft. Additional time and/or square footage will be an additional charge, priced accordingly. Over 1,500 successful Consultations Completed...
